Re-roof: an express permit
LADBS treats a standard residential re-roof as an express permit, with no plan review. We pull it, schedule the inspections and keep the card on site.
Cool roof over half the roof
When more than half of a home's roof is replaced, LADBS requires a cool roof product certified by the Cool Roof Rating Council. We spec it from the start so the final inspection isn't a surprise.
Fire zones need Class A
In a Very High Fire Hazard Severity Zone, the roof covering has to be Class A. We check your address before we price materials.
ADUs: the Standard Plan Program
The city keeps a list of pre-approved ADU plans that shorten plan check. They don't fit every lot, and LADBS still reviews zoning and the foundation, but when one fits it saves weeks.
No replacement parking for a garage conversion
California law doesn't make you replace the parking when a garage becomes an ADU. That is often what makes a garage conversion the easiest ADU to permit.

Do I need a permit to replace my roof in LA?
Yes. A re-roof needs an LADBS permit and inspections. It's usually an express permit, so it doesn't hold up the schedule. We handle it.
How long does a garage-to-ADU conversion take in LA?
It depends on the garage and the plan check queue, and plan check is usually the longest part. We give you a dated schedule with the proposal, so you know before you sign.
